One Victory Tower

Location Dallas, Texas Year 2009 Client Hines
One Victory Tower: A good relationship proves to offer speedy solutions to an otherwise unwanted surprise.

The idea was to create a development that connected downtown Dallas, Uptown, and the Turtle Creek districts. Upon completion, Victory Park became 75 acres of an “urban lifestyle destination” for people and businesses alike. One Victory Tower is part of this destination, and in tandem with Two Victory Park provides 990,000 square feet of office and retail space with garage parking. Pacheco Koch, tasked as the civil engineers and land surveyors, came across two challenges during development. An existing underground detention system was discovered, and working with contractors to uncover the structure, Pacheco Koch was able to design the attached parking garage over it. Then during construction, an existing sanitary sewer line was discovered to be smaller than shown on record drawings. Wasting no time and using their history of cooperation and good relations with the Dallas Water Utilities Department, Pacheco Koch was able to prepare revised drawings and expedite approval of the change.
